Application for Redevelopment Waiver: Northwest Plaza
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description: The project has an approximate disturbed area of 1.2 acre on a 25 acre site and is located west of the intersection of Wabash Avenue and Northern Parkway. The project will consist of developing two pad sites along West Northern Parkway; one as a bank with a drive thru, and the other as a commercial building with a portion as a restaurant and a portion as retail space.
The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide one microbioretention facility for water quality control to satisfy the requirements of this waiver for 0.07 ac of this project and 0.49 acre of impervious area reduction to satisfy the requirements of this waiver for 1.15 acre of this project.
