Application for Phased Development Waiver and Variance: New Psalmist Baptist Church

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a phased development waiver and variance. If granted, the project will be granted waivers for qualitative and quantitative control based on the stormwater system constructed prior to May 4, 2010.

Project Description: The project has an approximate area of 0.93 acres and is located northwest at the intersection of Marian Drive and Metro Drive. The project will consist of the construction of additional driveways in an effort to alleviate congestion during times of high traffic volume on the property.

The Applicant is requesting a phased development waiver and variance in accordance with Article 7, §23-5 & §24-1 of the City Code. The project meets the conditions for this waiver. An existing SWM pond provided adequate treatment for the proposed project. Although the proposed design satisfies the water quality and quantity requirements, the Applicant has requested a variance in consideration that a small fraction of the project (0.08 acre) will not be able to discharge to the SWM facilities.
