Application for Variance and Redevelopment Waiver: Baby and Little Friends Daycare Facility

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a variance and redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description:

The project has an approximate area of 0.66 acres and is located 500’ north of the intersection of Charles Street and Wyndhurst Avenue. The project will consist of renovation of existing building and construction of small parking lot for a Daycare Facility

The Applicant is requesting a variance accordance with Article 7, §24-1 of the City Code for the new development project with a decrease in impervious area to be considered redevelopment. The Applicant is also requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide ESD by planting 21-2” caliper trees (17 are required) Additionally, 10 existing trees including 7 specimen trees are preserved on site to satisfy the requirements of this waiver for 0.66 ac of this project.
