Application for Redevelopment Waiver and Qualitative Control Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for qualitative control and quantitative control waivers.

Project Description:   The project has an approximate site area of ±0.214 acres and is located to the south east of the intersection of E. Federal Street and N. Calvert Street. The project will consist of new construction for a multi-family apartment complex, private hardscape and landscaping, public works improvements and associated stormwater management.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the Baltimore City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls and impervious area reduction to satisfy the requirements of this waiver for 0.260 acres of this project.

AND

The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code.  The Applicant has demonstrated that the 0.084 ac of the project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 0.084 ac of this project.
