Application for Redevelopment Waiver
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The proposed Dunkin’ Carry-Out will replace the existing Dunkin’ Restaurant which has indoor seating and no drive-thru. The Proposed Dunkin’ Carry-Out will be a carryout/drive-thru only with no indoor or outdoor seating. Because of this, the building will be smaller than the typical Dunkin’ restaurant. The site is approximately 0.14 acre.
The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. Applicant has demonstrated ESD/BMP to the MEP via 35% Impervious Area reduction; however, 1,667 ft2 of impervious area can’t be treated because of site constraints. A fee-in-lieu has been received for said remaining untreated area.
