Application for Redevelopment Waiver
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate area of 8.5 acres and is located in the southwest quadrant of the intersection of Point Street and Wills Street. The project will consist of a new mixed-use building (residential/hotel/office), underground parking garage, open space park, promenade and stormwater management features.
The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality treatment to satisfy the requirements of this waiver for 0.56 ac of this project.
The Applicant will satisfy the remaining water quality controls for this project by payment of a fee-in-lieu of on-site stormwater management for 0.98 ac of this project.
